Duke finds tenant for St. Louis Park tower

Duke Realty Corp. has signed a 30,000-square-foot tenant to take space in its 1600 Tower in St. Louis Park.

Willis of Minnesota Inc. signed a 10-year lease for space previously leased by Nestlé Healthcare Nutrition, said Pat Mascia, head of the Twin Cities office for Duke (NYSE: DRE).

Willis, a subsidiary of London-based corporate insurance giant Willis Group, is relocating its local office from 4000 Olson Memorial Highway in Minneapolis.

Willis is one of the World's largest risk-management service firms. Its wide range of products include insuring against bad weather, business transactions and executive misconduct.

Pleasant Prairie to review Abbott's plan

The Pleasant Prairie Village Board will consider Wednesday night a proposed development agreement for 482 acres owned by Abbott Laboratories Inc. for the drug company's $1.2 billion business park.

The business park would be located west of Interstate 94 between Highway C and Highway Q in the village of Pleasant Prairie.

The development agreement includes preliminary plans for public and private infrastructure improvements, such as roads, sanitary sewer, water and storm water management facilities. Village officials expect the infrastructure work to begin in early 2008. Some of the infrastructure investments will fall within a new tax incremental financing district that will be established for the Abbott development, said Mike Pollocoff, Pleasant Prairie's village administrator.

Abbott has no definitive timelines or specific plans for developing the site, Abbott spokesman Kurt Ebenhoch said.

Abbott is also receiving a $12.5 million aid package from the Wisconsin Department of Commerce, which will be issued as a loan to the Kenosha Area Business Alliance. The economic development group will use the money for land acquisition and infrastructure development on behalf of Abbot.

The Pleasant Prairie Community Development Authority is also meeting tonight to approve the transfer of 53 acres adjacent to the development site and Interstate 94 to Abbott for wetlands preservation and storm water management uses outlined in the development agreement.

Flagler and Regency to develop in Nocatee

Flagler Development Group and Regency Centers Corp. have acquired land in Nocatee for an undisclosed price for office park and retail center development at the Nocatee Town Center.

Flagler Development Co., an office and industrial space developer, will develop the 54-acre office park that will include 675,000 square feet of space. The first speculative building is expected to be complete in late 2009 or early 2010.

Jacksonville-based retail developer Regency Centers Corp. will develop the 24-acre retail center that will include retail, restaurants, banks and other uses. The first phase of the retail center, which is expected to include a grocer, should start construction in early 2008 and be complete by mid-2009.

Nocatee is a 14,000-acre master-planned community being developed by The Parc Group in northeast St. Johns County and southeast Duval County.

Developer, investor buy Honolulu Club

Hawaii developer Richard Gushman and a California investment company are buying one of Honolulu's most prestigious health clubs, the two announced Wednesday.

Gushman, a former trustee for the Estate of James Campbell, is joining with Douglas Emmett Inc. to buy the Honolulu Club building and the health club. The sale is expected to close during the first quarter of 2008.

Terms of the sale were not disclosed. The seller is Gold Stone Investment Inc., which paid $15 million for the fee-simple building in 1999, according to tax records.

The new owners said they intend to maintain the Honolulu Club operations and retain the health club's employees following the acquisition.

Gushman and his partners plan to make capital improvements to both the club and office building, which is at the corner of Ward Avenue and South King Street, they said in a statement.

The Honolulu Club is managed by The Wellbridge Co. of Denver, Colo.

Colleyville group buys hotel

Realty Capital Partners has created a limited partnership to purchase a 125-room Hampton Inn Hotel in Lexington, Ky.

The Colleyville-based company created the Texas partnership, RCP Lexington Hotel Ltd., for the acquisition.

The hotel is located near downtown Lexington and in 2005 received $1.5 million in renovations to guest rooms and the hotel lobby.
